Two of the six homes are freehold in the buyer's name, four are registered 30-year leaseholds. A finished home is reserved and then paid at transfer; we send the exact terms for your home in writing before you reserve.

A 30-year lease registered at the Land Office, renewable under the lease contract. Today 29 m² homes from THB 5M and a 39 m² home from THB 7M.

03Letting

- Stays shorter than six months go only through Laguna Rentals.
- Rental income can carry Thai withholding tax of 5–15%, depending on your status.

Yes, within the 49% foreign quota of the building's saleable area. Two of the six homes are freehold today (29 and 39 m²); the other four are registered 30-year leaseholds, renewable under the lease.
02What are the monthly costs?
The common fee was set at THB 60 per m² a month for the first year: about THB 1,740 for 29 m² and THB 2,340 for 39 m². The sinking fund is THB 100 per m² a year; electricity and water are by meter. We send today's rate with your offer.
03Can I rent the home out?
Yes. Lets of six months or more you arrange yourself or through any agent; stays shorter than six months go only through Laguna Rentals. Rental income can carry Thai withholding tax of 5–15%.
04How does buying a finished home work?
You reserve the home with THB 100,000, sign the sale or lease contract and pay at transfer, when the home is registered in your name at the Land Office. We send the exact terms for your home in writing before you reserve.
05What are the transfer costs?
Freehold: a 2% transfer fee on the appraised value, plus 1% withholding tax and 3.3% specific business tax on the higher of the sale or appraised price. Leasehold: 1.1% registration and stamp duty on the lease value. Who pays what is set in the contract.
